Job Summary
NexCore Group is seeking a candidate to fill the position of Research Intern within our Denver, CO office. The ideal candidate has a passion for pursuing a career in real estate and a desire to learn in a dynamic, fast-paced environment. In this position, responsibilities include conducting in-depth fundamental real estate research; creating, updating, and maintaining several types of databases; assisting in the creation of AI real estate market analysis tools and models; and developing insight for strategic decision making through in-depth market research. The Research Intern will work Monday through Friday (40 hour week) throughout the summer with the opportunity to transition into a contract role throughout the fall.
Key Responsibilities
- Maintain integrity of commercial real estate and demographic data used in the research function, which includes collection, input/verification, and review
- Responsible for understanding and utilizing all company research related database programs including CoStar, Placer.AI, NIC Map, ESRI, etc. to analyze data and develop reporting deliverables’
- Responsible for the aggregation, analysis, interpretation, and reporting of market research including transactions, cap rates, and lease rates through internal/external sources
- Work closely with personnel in various departments to address their research needs and formulate text and graphics for regular market information reports
- Conduct research and analysis to assist in evaluation of development and investment opportunities
- Research and analysis of local, regional, and national trends that influence the commercial real estate market
- Produce written reports and spreadsheets compiling research/data based on organizational needs
- Review and organize data, synthesize information, and helps identify and analyze trends
- Develop and support AI tools and workflows to improve research, analysis, and decision-making
- Assist in building and enhancing platform models, databases, and automation tools
- Support identification of opportunities to leverage AI and technology across the research function
- Ad hoc and special projects as needed
Skills, Knowledge, And Expertise - Currently pursuing an undergraduate degree (rising junior or senior) in Behavioral Sciences, Natural Sciences, Mathematics, Data Analytics, Business, Real Estate, or a related field with strong quantitative and research interests
- High School Diploma – Required
- Interest in pursuing a career in Real Estate.
- Interest in AI, technology, or building tools/processes is a plus, but not required
- 1+ years’ experience using Microsoft Excel in prior internships or classroom projects – Required
- Skills:
- Multi-tasking
- Ability to take direction
- Aptitude in Microsoft Office – moderately proficient in Excel
- Excellent verbal and written communication skills
- Intellectual curiosity and independent desire to learn and grow within the real estate field
- Strong attention to detail and commitment to data quality (cleaning, documentation, reproducibility)
- Research mindset: comfortable asking thoughtful questions, forming hypotheses, working through ambiguity, and iterating based on findings
- Experience with PowerBI, Tableau or other business analytics software a plus
Compensation
- Compensation: $22.00/ hour
